Infrastructure + Investment

We approach each project implementing the Quadruple Bottom Line of Real Estate; Profit, People, Planet and Placemaking.

As we “de-park” the surface lots adjacent to existing assets within our portfolio, we are aligning development goals with the City, Commonwealth and Community to achieve aesthetically pleasing design with purpose.

What is possible when development meets good urbanism fused with thoughtful policy? In Spring Arts, we’re about to find out!

Spring Garden Improvement Project

New Plans for Spring Garden

Since 2009, the Pennsylvania Environmental Council (PEC) created plans to change Spring Garden Street into the Spring Garden Street Greenway (SGSG). The SGSG would become part of the East Coast Greenway (ECG), a continuous 3,000 mile traffic-separated biking and walking path that spans from Maine to Florida. When completed, the ESG will connect people from 25 cities and 450 communities. In Philadelphia, the ECG crosses Center City at the Spring Garden Street which will attach the Schuylkill River Trail to the Delaware River Trail. Learn more HERE

The Rail Park

Philadelphia’s Park in the Sky

Phase One of the Rail Park is now open, and this is just the beginning. Our plans for the park reach across three miles of historic rail lines, connecting 10+ neighborhoods from Northern Liberties to Brewerytown — and our goal is to bring the whole park to life.

We want this site to become a greenway, filled with pathways and plants, with open spaces and inviting faces, and all kinds of programming that will serve Philadelphians and visitors alike. Learn more HERE

SEPTA Forward Bus Revolution

Improved Access + Increased Frequency

SEPTA Forward’s Bus Revolution project is focused on delivering an easier to use, more convenient and more reliable bus network informed by its riders. Route 515 would consolidate and streamline existing Route 30 west of 41st Street and existing Route 43 east of Lancaster Avenue, providing a new and frequent one seat ride from 69th Street Transportation Center to Spring Garden Station on the MFL via Vine Street, Haverford Avenue, and Spring Garden Street. Proposed Route 508 would provide service on 40th Street and 41st Street to and from University City. Proposed Route 509, proposed Route 555, and Trolley Route 10 would serve existing Route 43 service west of 40th Street to Parkside Loop. Learn more HERE
